PROJECT DESCRIPTION

San Jose Townhomes in Burbank responds to the evolving character of the San Fernando Valley. Inserted into a neighborhood defined by single-family homes and larger apartment buildings, this four-unit infill development mediates between scales—balancing increased density with livability.

The 4,500-square-foot project exemplifies AUX’s belief that generosity of space is not determined by size, but by clarity of design. On a narrow lot, four wood-framed, two-story townhomes are arranged in a row, with surface parking discreetly placed at the rear. Each residence reads as a distinct volume capped by a familiar gable roof, referencing local vernacular with contemporary vocabulary.

The scheme relies on a simple spatial strategy: alternating shifts in each unit create staggered entries and a sequence of semi-enclosed courtyards. These moments establish privacy, bring daylight deep into the interiors, and extend living spaces outdoors. This subtle move generates a sequence of staggered entries and semi-enclosed courtyards—each with a private green space. Board form concrete planters irrigated by a stormwater collection system reinforces the project’s sustainable approach.

Tall, floor-to-ceiling windows punctuate the stucco façades, providing abundant daylight and facilitating natural cross-ventilation. Each receives light from multiple exposures and is finished with bright, modern materials that enhance the sense of openness.

San Jose Townhomes offers a thoughtful model for infill housing—restrained in form, rich in light and connection to green space, and carefully attuned to the fabric of an evolving neighborhood.
