PROJECT DESCRIPTION

Situated in West Hollywood at the intersection of La Cienega and Santa Monica Boulevard, 969 is a seven-story mixed-use development that exemplifies AUX Architectures unique approach to multifamily housing within LA’s evolving urban context. 59 one- and two-bedroom apartments, seven of which are designated for very low-income residents, sit atop mixed use retail and restaurant spaces. Responding to the urgent need for housing in Los Angeles, 969 demonstrates how high-density residential development can deliver architectural distinction, social equity, and a meaningful sense of community.

Defying the monotony of many multifamily developments, AUX Architecture’s design brings efficiency, quality, and natural light across all market levels—from affordable to luxury. Through strategic navigation of Los Angeles’s regulatory processes and thoughtful use of the site’s natural grade changes, the project achieves an additional story while maintaining a comfortable, pedestrian-friendly scale at street level. The result is a contemporary, wood-frame structure that not only increases housing units in LA, but also contributes to a richer, more livable cityscape.

969’s exterior features rust-colored metal panels and white stucco walls, creating a sophisticated and layered exterior facade. Offset floorplates carve space for private patios on each level, while landscaped terraces, softening the building’s profile and extending the experience of Southern California’s indoor-outdoor lifestyle.

By repositioning key structural elements, the design accommodates larger windows and balconies, making for an expressive architecture that eschews the conventional vertical banding that often defines new developments. AUX Architecture’s expertise guided this subtle technical innovation, which produced a varied, human-scaled massing and contemporary design language.

At its core, 969 fosters community. On the ground floor, a mix of retail and social spaces, including a café and resident lobby, integrate the project into the neighborhood fabric. Private and shared open spaces are interwoven throughout the building, culminating in a sprawling roof deck with shaded seating areas beneath a large trellis, barbecue areas, and an array of solar panels that generate on-site renewable energy. The rooftop functions as a communal living room and hospitality space—an elevated garden where residents can gather, relax, and take in views of the Hollywood Hills and the Pacific Ocean.

Inside, the residences reflect a careful balance of warmth, light, and material integrity. Oriented to maximize daylight and views, the interiors feature integrated millwork, engineered wood flooring. By taking a holistic approach where exterior and interior are conceived in concert, AUX’s design ensures each home feels comfortable and personal yet connected to Los Angeles. 969 stands as a model for how thoughtful, inclusive architecture can transform density into opportunity.
