PROJECT DESCRIPTION

Located in Los Angeles’ Green Meadows neighborhood, Harbor City Townhomes expresses how thoughtful design can elevate cost-sensitive, entry-level housing. Ambitious in intent if not means, AUX’s 20,000-square-foot infill project was constructed on a modest budget.

Positioned between a commercial corridor on one edge of the site and single-family homes on the other, the 10-unit project is sensitive to the scale and materiality of the surrounding neighborhood. Two three-story buildings split the site and the material palette is deliberately restrained and strategically deployed. Alternating horizontal bands of gray and white cement board siding paired with tan stucco create subtle patterning across the façades. These shifts in tone and texture break down the overall mass into legible volumes, lending rhythm and visual depth to the twin buildings. Balconies and volumetric offsets further articulate the exterior, softening the perception of bulk and allowing the development to read as a collection of smaller forms rather than a monolithic block.

Density and efficiency form the core of the scheme; the project maximizes allowable square footage while allowing for ample daylight and air circulation. Each 21′ wide residence offers three or four bedrooms, a private attached garage, private outdoor space, and access to a shared common yard. Pragmatic yet dignified, Harbor City is testing ground for how affordable, well-scaled housing can be achieved without sacrificing livability.
