PROJECT DESCRIPTION
With the Sunset Park Townhomes project AUX Architecture proposes an alternative model for residential infill. Situated within a neighborhood of apartment buildings, duplexes, single-family homes, and accessory dwelling units, the 9,500-square-foot condominium reimagines a narrow urban lot as three modern, two-story residences. Each unit includes three bedrooms, two and a half bathrooms, private outdoor space, and flexible living areas designed to accommodate contemporary family life.
To maintain the integrity of the neighborhood’s character, our design uses board-formed concrete and pressure-treated wood siding (selected for longevity in a coastal environment) to create residential-scaled street façade. The building’s massing modulates as it steps back the length of the long lot. Subtle shifts in plan—stepping forward and back—break down the scale of the project, obscure the repetition of individual units, and carve out private outdoor terraces for each residence. A subterranean garage frees up the ground plane, allowing for generous landscape and pedestrian-oriented entry sequence. Residents arrive via exterior walkways lined with drought-tolerant planting. This approach reinforces a sense of privacy and ownership while activating the site at a human scale.
Each three-bedroom unit is organized around an efficient floor plan, with open living, kitchen, and dining spaces on the main level and bedrooms above. Windows and skylights, carefully placed to ensure privacy on a tight flanked lot, provide abundant natural light and cross-ventilation. Interior finishes emphasize warm, natural finishes, including wood flooring, restrained cabinetry, and clean-lined fixtures. Ultimately, Santa Monica Triplex demonstrates how AUX Architecture’s thoughtful design delivers density, privacy, and livability within a compact urban footprint.
